About the Client

The client is a US-based global real estate services company. The firm operates in more than 70+ countries and employees more than 50,000 people and has regional subsidiaries in EMEA, APAC, and Asia.  Their main services include agency leasing, asset services, capital markets, facility services, global occupier services, investment management, project and development services, tenant representation and valuation and advisory.

Business Challenge

After acquiring their next global competitor in size, the company needed to adjust their operating model to be able to get the benefits from enhanced economies of scale and scope. As part of that company-wide process, one of their main strategic business units needed support creating the corresponding business case options and recommended the direction for the new operating model worldwide.

How We Helped

Top management had identified multiple delivery options that included different levels of in-house, retained or outsourced activities and had to decide which of the option will better serve the needs and requirements worldwide while generating improvements in overall operations, client response, and financial performance.

As part of a pool of multiple consultancies, we assisted in the overall program management of the business plan development and evaluation achieving for the client the following results:

  • Overall PMO / PM coordination: coordinated project work with 10+ executives in the US, Canada, EMEA and Asia Pacific, including overall project tracking.

  • Identification of improvement opportunities: reviewed possible options for enhancing delivery options by interviewing SMEs and key company executives.

  • Review of business unit process taxonomy: reviewed optimized delivery processes and resource allocation for the front, middle and back office to articulate business case scenarios.

  • ·Future state design options and related descriptive benefits: developed detailed financial models to evaluate several delivery options models including staffing allocation options affecting more than 400 FTEs. Evaluated total investment and cost required (i.e. HR, Technology, and BPO)

  • Development of roadmap of recommendations: facilitated executive workshops and conference call to summarize, identify and socialize recommended roadmap.

  • Development final business case, financial model, and scenarios: build the final business case and financial model used for decision making and implementation.
